In addition, through a related company, we have managed licensed assisted living facilities focused on the affordable sector of the market. We at Residential Properties Management believe in hands on management of the properties in our portfolio. Along with our highly trained Property Managers, we have Regional Property Managers that perform monthly site visits to inspect both the physical property and the administration to assure that we keep a well maintained property that is well run and compliant with current regulations.
Some of the items covered during our monthly property visit are:
- Perform a visual outside inspection of the roof, gutters, landscaping, HVAC, as well as drainage issues or possible tripping issues in sidewalks and parking lot.
- Perform an inside inspection of common areas such as the lobby, laundry, hallways, kitchen, and bathroom.
- Review of the resident waiting list, move in and move out paperwork, re-certification files and accounts receivable.
- Review with the property manager any compliance issues, HUD, or Tax Credit changes.

Residential Properties Management believes in offering their owners transparency in our handling of the properties’ funds as well as the management.

Upon request, our Regional Property Manager will attend the owner’s board meetings to go over the financial statements as well as the maintenance and management of their property.
Our accounting personnel, who are proficient in handling affordable housing properties, will prepare the properties books for a yearly audit by an accounting firm of the owners choosing or we can recommend one. The Regional Accountant and Regional Property Manager will work with the accounting firm and RPM’s Chief Financial Officer, G. L. Clark, CPA will review audit work before it is submitted to any government authority.
When managing affordable housing Residential Properties Management believes in not only renting apartments but also in helping our elderly and in some cases families get the help they need in managing their circumstances. To that end, we employ a Service Coordinator to come in and meet with those residents needing direction. The role of the Service Coordinator is:
- Provides resources on health and benefits/services to residents and their family members
- Intercedes for our residents and advocate on their behalf when they are unable to help themselves
- Work to resolve problems the resident may have with resource providers and others.
- Empowers residents to use their strengths to improve their capacity to resolve their own problems.
- Identifies gaps in resources and seeks to find a solution. Provides case management to those residents that require additional assistance with service delivery beyond information and referral.
We also provide a calendar and information to the residents monthly so they are aware of upcoming events and news.
On-site service coordinators are empowered to help residents resolve problems with resource providers, health-care services, or issues related to the property.

At Residential Properties Management we understand the importance of keeping our apartments as a viable option in the community and occupancy high. In addition to maintaining a web site for each of our properties we use a variety of marketing techniques including radio, magazine, and newspapers.

Government regulations change on a regular basis and RPM keeps up to date with those changes. Our education in government regulations and our diligence in inspecting our own properties, our government inspections meet and exceed compliance standards.

Several on our staff hold a Certification of Professional of Occupancy (CPO) from the National Affordable Housing Management Association (NAHMA). This is an on going certification process that requires continuing education. In addition, several of our staff hold a real estate license which is essential with rental properties to keep up to date with the compliances needed to rent property.
Periodically, depending on the type of property and financing, there are Management/Occupancy Reviews (MOR) conducted by various agencies such as Department of Housing and Urban Development (HUD), The North Carolina Housing Finance Agency (NCHFA) and Quadel, when contracted through another agency.
Depending on the type of property, physical inspections are also required and are conducted by Real Estate Assessment Centers (REAC) and the North Carolina Housing Finance Agency (NCHFA)
