Residential Properties Management uses a team approach of management. Each team consists of site personnel at several apartment complexes, a team accountant and a team leader.

Our Method

Residential Properties Management uses a team approach of management. Each team consists of site personnel at several apartment complexes, a team accountant and a team leader. We empower the individuals at the site to take ownership in their own site, to make decisions on how it is operated and to take responsibility for its performance. At the same time, as part of a team, the site manager and staff can call upon other team members as well as the team leader and team accountant for help and advice. Each team is totally responsible for the properties in its portfolio.

The sites and the teams are measured each month for occupancy, collection of receivables, site visits, reporting requirements, maintenance programs and regulators’ ratings. Financial statements and various ratings are shared among the team members, so that anyone whose property is lagging behind, knows his/her property’s position and knows to seek help.

We know our approach is successful since we have experienced consistently high occupancy, happy residents, high ratings by regulators, well-maintained buildings, timely financial reporting and financially sound properties. Our employees have embraced the organization and are loyal to their teams. Our employee turnover is practically non existent. Most of our vacancies have come from employees who have been promoted to more responsible positions.

Our Experience

By engaging RPM, you are hiring a company that has experience at all areas that embrace the management of housing for seniors. We are experienced in real estate management, specializing in apartments, including the basics from mowing the lawn, to advertising the property, to renting the apartments. We are experienced in HUD’s various programs including the 202 program and very familiar with all aspects of HUD compliance including timely reporting, requests for maintenance funds and rent increases and others.

Around 70% of the properties we manage are for the senior population, so we are experienced with the special needs of the elderly population. Our company has an officer who is a general partner in several properties we manage. Perhaps because of the tie our company has to an owner, we have developed a reputation as an asset manager rather than just a property manager.

As an asset manager we focus on the entire property, including day-to-day operations and maintenance, timely reporting to owners, financing of the property, positioning the property in the rental market and the continued viability of the asset. And finally, we are experienced and comfortable with our own management organization and style, which has proven to be quite successful since our beginnings back in the mid-1980’s.
